Big week in AI and Real Estate. Redfin just put home search inside ChatGPT, and OpenAI is now selling ads next to those searches. The way buyers find homes (and agents) is changing fast.

This is issue #2. Let's get into it. 

Quick Win: You don't need to know every neighborhood. You just need the right prompt before the showing.

Here's the prompt: 

You are a top-producing real estate agent with 15 years of local market expertise, preparing a buyer 
  consultation briefing.                                                                             
                                                                                                       
  CONTEXT:                                                                                             
  - Neighborhood: [NEIGHBORHOOD NAME]                                                                  
  - City/State: [CITY, STATE]
  - Client type: [FIRST-TIME BUYER / MOVE-UP / INVESTOR / RELOCATING]

  TASK:
  Create a 150-word neighborhood briefing I can reference during a showing. Include:

  1. VIBE CHECK — 2-sentence feel of the area (walkable? family-friendly? up-and-coming? quiet
  suburban?)
  2. BEST FOR — What type of buyer fits this neighborhood and why
  3. 3 SELLING POINTS — What makes it stand out vs. nearby areas. Be specific.
  4. 1 HONEST CAVEAT — One thing to prepare my client for (commute times, price trends, school ratings,
   HOA, noise, etc.)

  WHAT NOT TO DO:
  - No generic filler ("great community", "something for everyone")
  - No marketing language or exclamation points
  - Don't invent specific stats — flag if you're unsure so I can verify

  TONE: Confident and direct. Like briefing a colleague before a meeting, not writing a brochure.
  FORMAT: Bullet points. Scannable. I'll read this on my phone in the car.

Result: A 150-word neighborhood briefing with vibe, selling points, and one honest caveat ready to scan on your phone before the showing.

Industry Intel: Home Search is leaving the Browser

The real estate buyer journey is shifting from "open Zillow, set filters, scroll" to "ask ChatGPT, get answers, click once." Agents who show up in AI results will get the leads. Agents who don't won't know what they missed…

Redfin just put home search inside ChatGPT

As of February 6, buyers can search listings directly inside ChatGPT ("3-bed under $600k near good schools in Austin") and get Redfin results without ever opening a browser. No filters, no scrolling, just a conversation.

For them, it means a more personalized approach with an assistant that can know everything about their criteria and ask clarifying questions.

For you: if your buyers are searching inside ChatGPT instead of Zillow, your discoverability just changed. Reviews, digital presence, and content are what AI pulls from when it recommends agents. If yours are outdated, you're becoming invisible.

OpenAI is selling ads inside ChatGPT

Starting today, paid ads show up below ChatGPT responses for free tier users in the US. Early pricing is around $60 per 1000 impressions, and will only be shown to free users.

Why this matters: OpenAI reports 900M+ weekly users, and the ones asking real estate questions have high intent, they're actively researching, not scrolling. This could be the most important new ad channel for agents since Facebook. Early movers will get the cheapest rates.

How to take advantage now:

OpenAI hasn't opened self-serve ads yet, but when they do, the first agents in will get the cheapest rates and the least competition. Same thing that happened with Facebook ads in 2013 and Google Ads before that. First movers take most of the share before the market catches up.  

Start setting aside a test budget now. When the platform opens, you want to be running ads against "best agent in [your city]" while every other agent is still figuring out what ChatGPT ads even are.
